Concord

Concord is one of the largest cities in our area in terms of both geographic size and population. It's the largest city within Contra Costa County. The population of Concord per the 2020 census is 125,410. Concord is bordered by Clayton to the east, Walnut Creek to the south, Pleasant Hill to the west and Martinez or Pittsburg to the north.

Welcome to Concord

Concord is one of the largest cities in our area in terms of both geographic size and population.  It's the largest city within Contra Costa County.  The population of Concord per the 2020 census is 125,410.  Concord is bordered by Clayton to the east, Walnut Creek to the south, Pleasant Hill to the west and Martinez or Pittsburg to the north.  Downtown Concord is centered around Todos Santos Plaza, near the intersection of Concord Blvd. and Willow Pass Rd.  Numerous restaurants and shops can be found in the main downtown area as well as a Brendan Theater.  

Concord has two BART stations, the Concord station near downtown and the North Concord station in the Sun Terrace area near the Martinez border.  The Pleasant Hill BART station sits just off the Concord border near the Colony Park neighborhood.  

Concord has it's own regional airport on the North side of town, Buchannon Airfield with commercial flights available to the L.A. or Las Vegas areas, as well as a large regional shopping mall, Sun Valley Mall on the border with Pleasant Hill.  Other Concord attractions include Six Flags Hurricane Harbor water park and Concord Pavilion, which hosts numerous concerts and other events.

Schools

All information about schools in this section has been taken from information provided by the Mt. Diablo School District on their website. Please contact the school district directly to verify any school placement and availability. Concord is within the boundaries of the Mt. Diablo School District, which covers parts of Walnut Creek, Pleasant Hill, Concord, Clayton, parts of Martinez and Pittsburg/Bay Point. There are 12 elementary schools, 3 middle schools and 3 high school within the city boundaries. The links below will show the current school information and scores as listed by GreatSchools.org.  The Mt Diablo School District has a school finder on its website where you can input an address and see the corresponding designated schools for that address.  

In addition to the schools above, some areas on the east side of Concord, including Limeridge, The Crossings (Walnut Country), and Crystyl Ranch are designated for schools in Walnut Creek including Valle Verde ElementaryFoothill Middle School and Northgate High School.   Please view the school finder site on the Mt. There is a charter school in Concord, Clayton Valley Charter High School, which used to be part of the Mt. Diablo School District.  Students who live in the area formally designated for Clayton Valley High School  have a choice between other high schools in the district.  See the district website for more information.

Another charter school available to residents of Concord by application is the Contra Costa School of Performing Arts, located in the Shadelands area of Walnut Creek.  

Monte Gardens Elementary School is a neighborhood and district-wide school. Enrollment is open to students who reside in the Monte Gardens boundaries and students who reside in the Mt. Diablo School District attendance boundaries. Please refer to Monte Gardens' website for more information.

Sequoia Elementary and Sequoia Middle School are district-wide schools. Enrollment is open to student who reside in the MDUSD attendance boundaries. Please refer to the Sequoia Elementary School's website and Sequoia Middle School's website for more information.

There are a number of private schools in Concord, most notably De La Salle High School, an all boys school, and its neighbor, Carondelet High School for girls, located on Treat Blvd right at the border with Walnut Creek.  

Neighborhoods

Limeridge

Limeridge is located just northeast of the Walnut Creek border and sits just off of Ygnacio Valley Rd next to the Lime Ridge Open Space, which has biking and hiking trails.  It's a community of 243 single family homes, built in the early 1980's, with homes ranging in size from about 1600-2500 square feet.  There is a homeowner's association, which charges a nominal quarterly fee for common area maintenance.  They have a community playground and basketball court.  It's the only neighborhood in Concord which is designated for schools in Walnut Creek for all grade ranges, elementary through high school, as the schools designated by the school district for this location are Valle Verde Elementary, Foothill Middle School and Northgate High School

The Crossings (Walnut Country)

The Crossings (aka Walnut Country) is a community just Northeast of the Lime Ridge Open Space, which includes biking & hiking trails.  The Crossings has 1062 single family homes in the community, with a central community main pool, plus two additional smaller pools, walking trails, tennis & basketball courts and a dog park.  Homes in this area were built in the mid-late 1970's and range in size from about 1350-2900 square feet.  At the Northeast corner of the development is the Newhall Community Park.  Per the Mt. Diablo School District, the designated schools for this area are split between Concord and Walnut Creek schools with Highlands Elementary, Foothill Middle School and Northgate High School.   Clayton Valley Charter High School is also nearby.

Montecito

Montecito is a newer community for Concord, built in the early 2000's.  The neighborhood consists of approximately 180 large 4-6 bedroom homes between 2600 and 3600 square feet in size, but with a few exceptions, on smaller lots sizes, typically only about .15 acre.  This is a great option for people who want a bigger, more modern home in the area, without all of the yard maintenance that can come with some larger homes.  They have a community pool and playground and a nominal monthly HOA fee per home to cover the cost of the common area maintenance and amenities.  The back of the neighborhood abuts the Lime Ridge Open Space.  Per the Mt. Diablo School District, the designated schools for this neighborhood are Highlands Elementary, Pine Hollow Middle School.  The high school for this neighborhood is undefined, due to it being in the area formerly designated for Clayton Valley High School, which is now a charter school.  Students in this area may request any of the other high schools in the district by applying through the Mt. Diablo School District website.  Per the website for Clayton Valley Charter High School, students in the former attendance area of Clayton Valley High School have first priority if they choose to attend the charter school.

Crystyl Ranch

Crystyl Ranch (yes, that's how it's spelled ๐Ÿ˜ƒ) is a community of close to 450 single family homes built in the late 1990's to early 2000's.  There are a wide variety of home sizes, ranging from about 2400 sq. ft. up to 4500 sq. ft.  Lot sizes can vary dramatically as well, but the median lot size is about .21 acre.  This area is one of the most expensive areas of Concord and is popular with people who want a larger, newer home at considerably lower prices than something comparable down the hill in Walnut Creek.  They have a community pool and tennis courts and a nominal monthly HOA fee per home to cover the cost of the common area maintenance and amenities.  Schools designated for this location, per the Mt. Diablo School District are Highlands Elementary, Pine Hollow Middle School and Northgate High SchoolClayton Valley Charter High School is also close by and available for interested students to apply for admission.

Clayton Valley Highlands

The Clayton Valley Highlands (aka "The State Streets") is a neighborhood on the Clayton border most easily identifiable by the fact that the street names in the community are all named after U.S. states.  Most of the homes in the community were built between the late 1950's and mid 1960's, but a smattering were built a bit later in the mid 1970's.  Homes in this area tend to be of a more moderate size, with the median square footage at just over 1300 sq. ft., although some homes that were built later or have been expanded may be closer to 2000 sq. ft.  There is no homeowner's association in this area.  It's very convenient to the Clayton Valley Shopping Center, featuring abundant restaurant and shopping options, including a Peet's Coffee and Outdoor Supply Hardware.  Also nearby is the Clayton Station Shopping Center, featuring a Safeway grocery store.  A 9 acre public park, Highlands Park, sits near the center of the community.  Highlands Elementary and Pine Hollow Middle School are in this neighborhood and are the designated schools for this area.  The high school for this neighborhood is undefined, due to it being in the area formerly designated for Clayton Valley High School, which is now a charter school.  Students in this area may request any of the other high schools in the district by applying through the Mt. Diablo School District website.  Per the website for Clayton Valley Charter High School, students in the former attendance area of Clayton Valley High School have first priority if they choose to attend the charter school.

Ayers Ranch

The Ayers Ranch area is a loosely defined neighborhood just north of Clayton Rd and west of Ygnacio Valley Rd., with Ayers Elementary School centered in the area.  There are an abundance of homes here built in the 1950's and 60's, although it's common to see more recently built homes from the 1970's in the area as well.   Some smaller communities within this area were just built between 2015-2020.  The lot sizes for homes in this area to tend to be larger.  It's popular with people who value more of a rural feeling within the city.  It's convenient to the Clayton Station Shopping Center, featuring a Safeway grocery store as well as some of the other smaller strip malls and eateries on Clayton Rd.  Per the Mt. Diablo School District, the designated schools for this area are Ayers Elementary and Pine Hollow Middle School.  The high school for this neighborhood is undefined, due to it being in the area formerly designated for Clayton Valley High School, which is now a charter school.  Students in this area may request any of the other high schools in the district by applying through the Mt. Diablo School District website.  Per the website for Clayton Valley Charter High School, students in the former attendance area of Clayton Valley High School have first priority if they choose to attend the charter school.

Turtle Creek

Turtle Creek is a large development off of Treat Blvd that has both townhouses and single family homes.  The townhouses run between 960 sq. ft. and 1500 sq. ft., while the single family homes run from approximately 1200 sq. ft. all the way up to over 2600 sq. ft.  The community has a homeowner's association, with nominal fees for the single family homes for common area maintenance and amenities, which include tennis & basketball courts, and greenbelt areas.  The community sits just next to Newhall Community Park as well.  It's convenient to the Safeway shopping center at the corner of Treat Blvd and Clayton Rd., as well as numerous other strip malls featuring eateries and smaller shops close by.  At the corner of Treat Blvd. and Clayton Rd. is also one of the few drive-through Starbucks in the area.  The designated schools for this property are Mountain View Elementary, El Dorado Middle School and Concord High School.  Clayton Valley Charter High School is also close by and available for interested students to apply for admission.

Canterbury Village

Canterbury Village is one of the most unique areas of Concord.  It's a community of single family homes built in the style of Cape Cod homes.  The typical home in this area tends to be around 1400 sq. ft., but the range in size is generally between 1000 - 1700 sq. ft.  The lot sizes tend to be on the small side as well, averaging around .14 acre.  These homes we built from the mid 1950's to early 1960's.  There is no homeowner's association in this community.  It's convenient to the Safeway shopping center at the corner of Treat Blvd and Clayton Rd., as well as numerous other strip malls featuring eateries and smaller shops close by.  At the corner of Treat Blvd. and Clayton Rd. is also one of the few drive-through Starbucks in the area.  Per the Mt. Diablo School District, the designated schools for this area are El Monte Elementary, El Dorado Middle School and Concord High School.

Dana Estates

Dana Estates is a large community of single family homes at the northeast edge of Concord, bordering Willow Pass Rd and Concord Blvd.  Both Monte Gardens Elementary and Concord High School border this neighborhood.  Homes in this area were built over a long period of time ranging from as far back as 1948 through the mid-1970's.  The older homes in the area, tend to be smaller, averaging around 1200 sq. ft., while the homes built in the 1960's and 1970's tend to be a little larger, averaging between 1500-1900 sq. ft.  Lot sizes in the area are on average about .17 acre, but you can find exceptions to that with some lots of 1/4 acre or more.  There is no homeowner's association in this area, however there is a private club called the Gehringer Park Recreation Club in the neighborhood which offers swimming pools, a basketball court and other amenities.  They also have a kid's swim team.  Depending on the exact location within this community, the designated Mt. Diablo School District elementary could be either Monte Gardens Elementary or Westwood Elementary, then El Dorado Middle School and Concord High School.

The Palms/Ygnacio Woods

 

The Palms and Ygnacio Woods neighborhoods sit on the Walnut Creek border, along the Contra Costa Canal trail.  In the midst of this neighborhood is Woodside Elementary School, and just across Oak Grove Rd. is Ygnacio Valley High School which are the designated schools for this area along with Oak Grove Middle School. This neighborhood is popular for its convenience to freeways and shopping.  There is a shopping center just on the other side of Oak Grove Rd. from this community with a Trader Joe's, Peet's Coffee and numerous other restaurants and shops.  Homes in this area were mostly built in the mid-1960's and range from around 1450 sq. ft. up to a little over 2600 sq. ft. with the median square footage close to 1900 sq. ft.  Around 70% of the homes are single story.  There is a private swim club in the neighborhood, The Ygnacio Wood Swim Club & Team.  It's also very close to De La Salle and Carondelet private high schools.

Ygnacio Hills

Ygnacio Hills sits between the Contra Costa Canal Trail and Lime Ridge Open Space.  Homes in this area were built in the mid-1970's and most homes in this area fall between 1500 - 2500 sq ft.  As the name implies, this area has a fair amount of incline in many of the streets and lots.  Tri-level properties that take advantage of the difference in elevation are common in this neighborhood.  It has good access freeway access via Treat Blvd., and shopping is available heading either direction.  Schools for this area designated by the Mount Diablo school district are Woodside Elementary, Oak Grove Middle School and Ygnacio Valley High School.  It's also very close to De La Salle and Carondelet private high schools.

Vista Diablo

Vista Diablo sits just between Oak Grove Rd and the Contra Costa Canal Trail, north of Treat Blvd., bordering the BART tracks to the west.  This neighborhood was built up between the early 1960's and late 1970's with a wide variety of styles and sizes of homes within the community.  It's centrally located, near the Walnut Creek border and convenient to Oak Grove Plaza, with a Trader Joe's, Peet's Coffee and multiple other restaurants and shops.  There is a private swim club available to join, the Vista Diablo Cabana Club, in the neighborhood as well.   Schools designated for this community by the Mount Diablo School District are Woodside Elementary, Oak Grove Middle School and Ygnacio Valley High School

Colony Park sits on the Walnut Creek border to the west and south and runs along the north side of the BART tracks.  It's incredibly convenient to get to the Pleasant Hill BART station and has great freeway access as well.  The vast majority of the homes in this area were built in the 1960's and early 1970's and range from 1350 - 2300 sq. ft. in size.  Per the Mount Diablo School District website, the designated schools for this area could be either Fair Oaks Elementary in Pleasant Hill or Ygnacio Valley Elementary, depending on the particular address of the property, then either Pleasant Hill Middle School or Oak Grove Middle School and Ygnacio Valley High School.
